Letting your property

If you’re looking to let your property through Kingston, the Council has two options for you:


Tenant Finders Service

This scheme is for landlords and agents who wish to have a direct relationship with a tenant. The scheme provides an introductory service for tenants and landlords, a range of financial incentives for landlords and ongoing support for both tenants and landlords.
There are no fees, or commissions charged for this scheme.


Private Leasing Scheme

This scheme is for landlords who do not wish to manage their property directly. Properties are leased to the council for one to three years and the rent is guaranteed for this period. The council undertakes management of the tenant placed in the property with the property being returned at the end of the lease period in the same condition – taking into account fair wear and tear.
There are no fees, or commissions charged for this scheme.

Tenant Finders Service


Our Tenant Finder Scheme is provides a speedy and hassle-free lettings service to our landlords.

Kingston currently works with approximately 400 letting agents and landlords and has established a large and successful lettings service. If you want to let your property quickly without paying fees or commission, the Tenant Finder Scheme could be your first choice.

The Tenant Finder Scheme offer:

  • No fees or commissions.
  • Cash incentive payments.
  • Choice of tenants.

  • A comprehensive property inspection.
  • A dedicated and experienced officer to assist both landlord and tenant.

What properties is Kingston looking for?

We are looking for properties within Kingston or nearby. Our greatest need is for two bedroom and three bedroom sized properties, but we can also consider other property types except those with shared facilities and those larger than four bedrooms in size.

Tenants

Landlords select their own tenants from households referred by Kingston. All potential tenants are assessed by Kingston, and are prepared for living in the private rented sector.

Viewings

Officers from Kingston will arrange viewings in co–operation with landlords. Viewing will involve a number of households in order to provide landlords with a choice of potential tenants.

Tenancy sign ups

Once a landlord is happy with a potential tenant, Kingston will assist both parties with the sign up process. We will also make sure your tenant is assisted with submitting a housing benefit application, and request that benefits are paid directly into your bank account.

Rents and incentives

Rents will be agreed in accordance with the Local Housing Allowance rates. Local Housing Allowance is usually paid directly to the tenant, but we can provide direct payment supporting letter, requesting rent to be paid directly into your account. As well as assisting with the tenants’ deposit, Kingston can also pay a non-returnable cash incentive. This incentive will vary depending upon the size and location of your property and our current needs.

Our property standards

Property must generally be in a good state of repair. When a landlord expresses an interest in joining the scheme, we will undertake a visit and advise if any works are required.

Landlord and tenant support

Kingston will continue to provide help and advice to both landlord and tenant during the period of any tenancy. In particular, tenants will receive continuous support from committed officer, who can help them settle into property, set up bill payments and direct debits as required, as well as general assistance with managing private rented tenancy in early days.

Private Leasing Scheme

The Private Leasing Scheme is a facility whereby landlords lease their property to Kingston for a period of one to three years. Rent is guaranteed for this period, paid directly to the landlord, and ongoing management of the property during the lease period is undertaken by the Council.

The private leasing scheme offer:

  • No sign up or rental management fees.
  • Ongoing property management.
  • Cash incentives.

Our property standards

The scheme requires properties to be of a certain minimum standard. Our requirements include:

  • Properties have to be clean and well maintained.
  • Light fittings have to be secure and suitable.
  • Curtain tracks have to be provided.
  • Laminate flooring or carpets are required throughout.
  • Properties are to be unfurnished.
  • A hard wired smoke alarm has to be fitted.
  • Gas and electrical safety and energy performance certificates are required.
